Topsoil and amendments under new sod

Updated 2026-10-27. Ranges on this site are not bids.

Topsoil goes under new sod only where the sand will not hold water, and it is part of sod installation, not a product you buy from us by the bag. Most lots around North Port, Port Charlotte, and Venice sit on sandy, fast-draining ground. That sounds helpful until a new lawn dries out in days. Where the sand is too thin, we till in topsoil or amendment before the grass goes down. Where a decent layer is already there, we do not add a truck of soil to look busy. The prep steps are the soil prep guide.

There is no separate topsoil price on this site, and there is no brand name. The material sits inside the sod range of $0.85–$1.75 per square foot installed. Building up a thin grade is one of the things that moves a job inside that band, along with the grass variety and the haul-off. That is a range, not a bid. We do not price soil by the yard on a public page, because the judgment is the lot, not a formula.

What it is doing

The sand drains. New roots need moisture long enough to leave the sod and enter the grade. Topsoil is how we give a thin spot that chance. It is not a fertilizer program, and it is not a spray. It does not turn a shaded oak hammock into a lawn. Floratam still needs sun part of the day. Bahia still wants open ground. Zoysia still wants sun. Soil under the wrong grass does not fix the light.

It also does not fix irrigation that does not run. We explain the first two to three weeks of watering and we do not stay to operate the system. We do not re-plumb zones or move heads. A hose can carry a small yard through those weeks. A large dry yard cannot. If you already know a zone is dead, say so before the sod is the thing being judged. Kids and pets stay off the first week. Regular foot traffic waits about two weeks.

Grade, and what soil is not

Water that sits against the foundation is a grade problem. We regrade so the surface falls away from the slab, then add soil only where the sand itself will not hold moisture. Seams are staggered and tight so they are not a set of dams. This is surface grade for a lawn. It is not a French drain. It does not repair a collapsed pipe. If the yard holds water because a drain line failed, that is another trade, and we will say so.

The same visit can set a rock strip along the foundation, which stays drier than mulch piled on the slab. The lawn grade and the bed edge are set together so one does not dump water into the other. Bed work, when it is a real bed, is $3–$9 per square foot. Soil under the sod is not billed as that bed.

On the coast and on a normal lot

Coastal lots are still sand. Englewood, Placida, and Gulf Cove do not get a different soil brand from us. Salt spray changes rock and mulch. It does not create a named amendment on this page. A canal lot that is sugar sand gets the same test as an inland lot: will this ground hold water long enough for roots, or not. If it will, we leave it. If it will not, we amend that area.

Photos help. A shot of the bare sand, a shot that shows the house, and a note about any corner that stays dry or stays wet. We decide on the walk, before the grass is ordered. The place to book that walk is sod installation.
